Bay View one

A dilapidated old cottage dating back to the 1950’s once occupied this prime beachfront location. The new owner’s brief called for an elegant “Aussie beach house” home that maximised views of the bay, and with separate facilities for teenagers and guests.
With a detailed planning submission we successfully navigated through tight town planning controls & delivered on a design that ticked every box.

Demolish and start again was the brief, as the old original house was cold and dark, with too many steps and changes in levels. The new design provides an abundance of natural light, unobstructed ocean views, a very private north-facing courtyard, and a self-contained upstairs guests suite

An exposed northern aspect high on the ridge in the caves house precinct, with views over the Yallingup coastline all the way to sugarloaf rock, and strict developmental design covenants were just a few of the parameters of this brief. A northern verandah and wall of glazing blurs the line between indoors and outdoors – inviting the views in. A blade wall to the western end of the veranadah provides relief from the cool sea breezes and afternoon summer sun. A basement level bunkroom and theatre maximise the house area whilst minimising the footprint.

The original parcel of land, located in a quiet cul-de-sac location presented an ideal development opportunity for the owners. A detailed planning submission for subdivision resulted in three 10m wide lots. The design response was for a two storey split level family home with outlooks over the old Dunsborough golf course to the north, and a tree lined creek to the south. Two covered outdoor living spaces and a covered balcony provide choices for outdoor use in all weather conditions, a double height void in the centre fills the home with natural light, and polished jarrah flooring adds a touch of class.
